General Terms and Conditions (GTC) for the rental of a holiday apartment in Sardinia
1. Conclusion of contract
A rental agreement is concluded between the tenant and the landlord upon booking the holiday apartment. The booking can be made in writing, by telephone, or by email and becomes binding upon written confirmation of the booking by the landlord.
2. Rental property
The rental property is a fully equipped holiday apartment in Sardinia. The exact address, description, and amenities can be found in the respective listing or booking confirmation.
3. Rental period / Arrival and departure
The rental period is specified in the booking confirmation. Arrival is possible from 4:00 PM, and departure must be no later than 10:00 AM. Changes to arrival or departure times require prior arrangement.
4. Rent and Payment
The total rental price is stated in the booking confirmation. A deposit of [e.g., 30%] is due within [e.g., 7 days] of receiving the booking confirmation. The remaining balance is due no later than [e.g., 4 weeks] before arrival. For last-minute bookings, the full amount is due immediately.
5. Withdrawal / Cancellation by the Tenant
In case of cancellation, the following cancellation policy applies: Free cancellation up to 4 weeks before arrival or in case of no-show: then 100% of the rental price. The tenant can nominate a substitute who will take over the contract.
6. Withdrawal / Termination by the Landlord
The landlord may withdraw from the contract if the agreed payments are not made on time. In exceptional cases (e.g., force majeure), the apartment rental may be cancelled at short notice. In this case, any payments already made will be fully refunded.
7. Use of the rented property
The apartment may only be used by the number of people specified in the booking confirmation. Pets are only allowed by prior arrangement. Smoking is prohibited indoors. The tenant agrees to treat the rental property with care. 8. Security Deposit The landlord may require a security deposit of €300, which will be fully refunded upon proper return of the apartment.
9. Liability
The landlord is not liable for the tenant's personal belongings. The tenant is liable for any damage they cause to the rental property in accordance with applicable laws.
10. Final Provisions
Amendments and additions to this contract must be in writing. Should any provision be invalid, the remainder of the contract shall remain in effect. The laws of the Republic of Austria shall apply. The place of jurisdiction is Krems an der Donau.
